After some years without any brand-new major condo launches, River Valley will soon see a fresh injection of new private condo units, particularly around the Great World MRT station.
In 2024, the government awarded a site in River Valley Green (Parcel A) which can offer some 400 new homes. More recently, the Urban Redevelopment Authority (URA) has closed the public land tender for an adjacent site in River Valley Green (Parcel B), that could see more new condo units sprouting up in the area.
In a government land sales tender that closed on 7 February 2025, the River Valley Green (Parcel B) plot - which can yield 475 residential units and 500 sq m of commercial space - attracted 5 bids, with the top bid coming in at $627.8 million. The top bid which was placed by GLL B Pte. Ltd, a Guocoland-linked entity, works out to a land rate of $1,420 psf per plot ratio (psf ppr). In the tender launch announcement in October 2024, the URA had indicated that serviced apartment / long-stay serviced apartment uses can be allowed on the site subject to approval - providing more flexibility for the developer.
Strategically located near Orchard Road and city centre
Homes in River Valley tend to be popular with both owner-occupiers and renters alike, owing to their strategic location near to Singapore's prime shopping district, Orchard Road as well as the city centre, beyond the nearby Fort Canning Park.
The River Valley Green (Parcel B) site shares many similar location attributes with the Parcel A plot, seeing that they are next to each other. A key attribute is that both plots are linked to the Great World MRT station on the Thomson-East Coast Line (TEL) which will take commuters straight to Orchard Road in one stop, and the central business district (CBD) is also minutes away - three stops to Maxwell and four stops to Shenton Way. This is especially great for those who are in favour of a 'car-lite' way of life.
The opening of the TEL has vastly improved connectivity in an area that is already well-connected. From Great World MRT station, residents have a direct train ride all the way to Woodlands North, which will connect Singapore to Johor Bahru via the upcoming Rapid Transit System (RTS) Link. In the opposite direction, the TEL takes commuters to Marina Bay and onward to the East, passing by Tanjong Katong, Marine Parade and Bayshore - ending at Sungei Bedok when the line is fully completed.
For drivers, the future project is also conveniently located near major roads such as River Valley Road River Valley Close, and Kim Seng Road. Raffles Place and the Marina Bay Financial Centre are about 10 to 12 minutes' drive from the GLS site.
Given the site's location, it is likely that some units could enjoy unlocked views of the Singapore River, since a part of the plot faces the river. It is also next to Kim Seng Park and the park connector network by the Singapore River - linking up to Robertson Quay, Clarke Quay, and on toward the Esplanade, Gardens by the Bay, and Marina East.
Amenity-rich private residential neighbourhood
Frequently, city living is associated with proximity to amenities, as well as having a wider range of commercial offerings to choose from. This is certainly the case with the River Valley Green project, which is a quick stroll to the Great World City mall, and the Zion Riverside Food Centre, home to the famous Zion Road Fried Kway Tiao and Zion Road Big Prawn Noodle.
A short 1-minute train ride takes resident from Great World MRT station to Orchard MRT station, where a multitude of retail and dining options opens up - from fast fashion to designer labels, from popular eats to fine dining along Orchard Road.
There are loads more amenities within easy reach of future residents. For instance, the Tiong Bahru Market and an array of cafes and eateries in the charming Tiong Bahru pre-war housing area are a 5-minute walk from the Havelock MRT station (one stop from Great World). Not far from the site in Outram, there are comprehensive healthcare and wellness services at the Singapore General Hospital.
For families with young kids, there are several schooling options nearby, including River Valley Primary School, Alexandra Primary School, Anglo-Chinese School (Junior), Zhangde Primary, Outram Secondary School, Gan Eng Seng Secondary School, and the ISS International School (Elementary & Middle School Campus).
